Story
How it started...
S2F, LLC was founded in 2017 by Joey Martinez to address a critical gap in commercial real estate: the disconnect between lease negotiations and project execution.
With a foundation in architectural engineering and hands-on construction management experience at Hensel Phelps Construction, Joey built his career delivering complex capital projects for industry leaders including DreamWorks Animation and NBCUniversal. His work spanned large-scale ground-up developments, high-speed tenant improvements, and mission-critical infrastructure—where precision, speed, and accountability are non-negotiable.
Through this experience, he developed a cross-functional approach that bridges strategy and execution—aligning real estate decisions, construction delivery, and operational outcomes under a single point of leadership.
S2F’s early growth was driven by successful engagements with Jeffrey Katzenberg’s venture firm WndrCo, supporting both their Beverly Hills headquarters and San Francisco office. These projects established S2F’s reputation as a trusted partner capable of managing the full lifecycle of corporate real estate projects—from deal advisory through turnkey delivery.
Since then, S2F has expanded its expertise across the broader real estate ecosystem, including portfolio strategy, lease advisory, tenant improvement structuring, facilities operations, and integrated services such as security and low-voltage infrastructure. This depth was further refined through supporting high-growth organizations like Tanium, where speed, scalability, and cross-functional coordination are essential.
Today, S2F operates as an outsourced real estate and project leadership partner—working alongside tenants, brokers, and design teams to ensure alignment between the lease, the budget, and the final built environment. Through strategic partnerships with brokerage and design firms across the U.S., S2F continues to deliver complex projects and advisory services with a focus on clarity, efficiency, and execution at the highest level.
